We will provide instruction on how to stage your home for pictures and showings. We will measure your home and develop scaled floorplans for potential buyers. In addition to pictures, we will also create a 3D tour of your home, providing a visual walk-through of the home for the future homebuyer.

Every one of our listings gets special treatment when it comes to advertising. Your home will be featured on the front page of our monthly newspaper insert, “The Local Real Estate Guide”, with distribution to over 19,000 homes throughout Cache, Box Elder, and Rich counties. Your home will also be in the “Real Estate Publications” booklet which has stands all over northern Utah in gas stations, restaurants, and hotels. We will deliver “New Listing” postcards to your entire neighborhood, enticing people to bring their friends and family to view your home. Your yard sign will have a box with beautifully designed flyers for potential buyers to pick up. Your home will also be featured on the back of the flyers on all of our other listings, exposing your home to buyers in other demographics.

With so many potential buyers using the internet to locate homes, we naturally have a huge online presence for our listings. Your home will not just be listed on the MLS - we definitely don’t stop there. We have a special partnership with Realtor.com - the online leader in real estate searches - to provide you with the best possible online advertising. When a potential buyer looks for homes in Logan (for example) your home will appear first on their computer screen, before any of the other search results are displayed. Plus, we also enhance your listing with extra photos, tours, and descriptive verbiage. Our listings on Realtor.com average 600 views per day! We also distribute your listing to all the major home search engines on the web, including Zillow.com, KSL.com, and many others. Each listing will have multiple photos, tours, and complete descriptions. Your home will be featured on our personal site as well, with interactive floorplans and photos to bring it to life.

Additional Marketing
In addition to our print and online campaigns, we have many other tactics we use in order to sell your home. Your yard sign will have its own toll free recorded message with information specific to your home. We can then call these potential buyers and follow up with them about your property. We will have a Realtor tour, where agents from all over the valley can preview your home and see for themselves the unique features that set it apart from the competition. We will use online surveys to track response to showings and find out what others think about your home after viewing it. We can host open houses for the public with drinks and refreshments. You will also be provided with a monthly report on the market, the level of interest in your home, and our recommendations and strategy for the upcoming month.
